What “job well done” means at Brandywine

These are the standards every contractor we send to your home is held to. They're written in plain language so you and we can both point to the same page if anything is unclear. We publish them publicly so you can read them before you book, after we leave, or anytime you want to know exactly what you're paying for.

Our promise.

When you book a service through Brandywine, you're not just paying for the work — you're paying for a series of commitments we make about how that work gets done.

01 / ARRIVAL
Within your window
We arrive in the time window you booked, or we call before that window starts with a revised ETA. No four-hour mystery windows.
02 / TRANSPARENCY
Photo before, photo after
You get a notification when the crew arrives, and a completion photo when they're done. Whether you're home or not, you know exactly what happened.
03 / PAYMENT
Charged only after the work
Your card is authorized at booking, not charged. We capture payment only after the job is complete. If we don't show, you don't pay.
04 / GUARANTEE
72-hour redo, no charge
If the work doesn't meet the standards on this page, we come back and re-do it within 72 hours at no additional charge to you.

The rest of this page is the specific outcomes those promises depend on — what the property looks like, sounds like, and functions like when we mark a job complete.

Universal standards.

These apply to every job, every service, every visit.

When we arrive

  • Our crew arrives within the time window you selected — no earlier than five minutes before, no later than the final minute.
  • If we're running late, you'll get a call or text before your window starts with a revised ETA.
  • Our vehicle is parked legally and considerately — never blocking your driveway, a neighbor's mailbox, or the sidewalk.

While we're on your property

  • No smoking, vaping, or alcohol on your property, ever.
  • We don't use your facilities — bathrooms, water spigots, electrical outlets — unless you've explicitly told us we can.
  • We don't interact with pets beyond what's necessary to safely do the work. We never let pets off-leash or out of enclosed areas.
  • No music or audio through external speakers. Earbuds at reasonable volume only.
  • Gates left open at the start stay open at the end; gates closed stay closed. Same for locks and latches.

When we leave

  • No debris, mud, or clippings tracked onto hardscape, porches, or interiors.
  • Any landscape features we moved to perform the work — planters, decor, hoses — are returned to their original spots.
  • The job is marked complete in the app only when our crew would be comfortable having their own family arrive right then.

Lawn care.

You paid for a lawn that looks freshly maintained. That's the standard. Here's specifically what that means when our crew leaves.

What you'll seeHow we measure it
Even cuttingAll turf grass on the contracted property cut to a consistent height — no missed strips, no scalped patches, no spots visibly longer than the rest.
Clean edgesWhere edges were included, hardscape borders — driveway, sidewalks, curbs, mulch beds — show a clean separation. No grass overgrowing onto hardscape.
Trimmed obstaclesWhere trimming was included, fence lines, around trees, and against the foundation are cut to roughly the same height as the rest of the lawn.
Hardscape clearedDriveways, sidewalks, porches, patios, and decks are clear of grass clippings. Anything remaining on hardscape is blown, swept, or removed.
No piled debrisHeavy clumps of clippings — typical of first cuts or overgrown lawns — are bagged or raked. The lawn isn't left with piles of cut grass on top.
Objects preservedHoses, toys, pet items, irrigation heads, and decor aren't run over or damaged. Anything moved to access the lawn is put back.
Not part of standard lawn service (unless added on)
  • Weeding within mulch beds or planters
  • Pruning shrubs, hedges, or trees
  • Weed treatment in the lawn (chemical or otherwise)
  • Leaf removal outside of mowing season
  • Trimming or edging, if you didn't add it on
  • Bagging clippings (we mulch by default)
We don't cut soaked lawns. Mowing wet turf damages it. If conditions are too wet, your crew will let you know and we'll reschedule — at no penalty to you.

Pressure washing.

You paid for surfaces that look noticeably cleaner — clearly different from when our crew arrived. That's the standard.

What you'll seeHow we measure it
Visibly cleaner surfaceThe treated surface, viewed from the same distance and angle you'd normally see it, shows a clear improvement. Dirt, mildew, algae, and organic staining are visibly reduced or removed.
Even coverageNo visible "tiger striping," missed lanes, or wand patterns. Cleaning is applied uniformly across the whole treated area.
Clean transitionsWhere treated surfaces meet untreated ones — driveway meets garage door, siding meets foundation — transitions are clean, not abrupt.
Adjacent areas protectedPlants, flower beds, painted surfaces, and lighting are not damaged by overspray, chemical runoff, or pressure. Adjacent vegetation is pre-rinsed or protected.
No detergent residueAll cleaning solution is fully rinsed off. No visible foam, streaks, or chemical residue remains.
Runoff directed awayExcess water is directed away from doors, garage interiors, window wells, and outdoor outlets. Pooling is minimized.
Objects returnedOutdoor furniture, grills, and decor moved to access the work are put back where they were.

By surface type

  • Concrete driveways. Oil stains, tire marks, and organic growth visibly reduced. Cleaning extends to corners and joints, not just the center.
  • Vinyl & aluminum siding. Mildew, algae, and pollen visibly removed. No streaking. Window seals not damaged by direct pressure.
  • Wood decks & fences. Soft-washed where appropriate. No raised grain, gouging, or stripped stain unless that was part of a separate refinish service.
  • Brick & stone. Cleaned without damaging mortar joints. Efflorescence reduced where present.
    Not included unless added on
  • Sealing or staining after cleaning
  • Stripping failed paint or stain
  • Roof cleaning (separate service — requires soft-wash specialty)
  • Interior or garage-interior cleaning
  • Removing deeply penetrated paint overspray or vehicle fluids
Some staining can't be fully removed even with skilled work. Rust in concrete, deep tannin marks in wood, certain chemical stains — these will be reduced but may not disappear. If our crew sees that a result you expected isn't achievable, they'll tell you before completing the job, not after.

Gutter cleaning.

You paid for functional, free-flowing gutters and downspouts. Visible cleanliness matters, but the actual outcome is hydraulic — water moves through the system the way it's supposed to.

What you'll see (and what we verify)How we measure it
Clean interiorEvery gutter on the contracted scope is free of leaves, twigs, organic debris, shingle grit, and sediment. Running a hand inside reveals only the gutter surface.
Downspouts flow freelyEach downspout is tested before completion by running garden-hose water in the top and confirming free flow out the bottom.
Splash blocks repositionedSplash blocks and downspout extensions are returned to their original positions, directing water away from the foundation.
Debris removed properlyDebris is bagged for your trash, hauled away by us, or distributed into wooded areas only if you've authorized that. Never left on the lawn, driveway, or in landscape beds.
Roof debris clearedAnything that landed on the roof during cleaning — especially in valleys — is removed before we mark the job complete.
No ladder marksLadder feet don't damage hardscape, decking, or landscape beds. Padded stabilizers protect gutters and siding from ladder contact.
    Not included unless added on
  • Repair or replacement of damaged gutter sections
  • Resealing leaking joints
  • Gutter guard installation or removal
  • Roof valley, surface, or chimney area cleaning
  • Trimming overhanging branches
  • Formal inspection of fascia, soffit, or roofing
Some homes have gutters that can't be safely reached with standard ladders — multi-story configurations over 28 feet, steep grades, or obstructions. If your crew finds part of your gutters can't be safely reached, that portion is excluded, you're notified, and we issue a partial credit. Safety always overrides scope.

Junk removal.

You paid for the contracted items to be gone — removed from your property and lawfully disposed of, with the space they used to occupy left clean and usable.

What you'll seeHow we measure it
Items removedEverything you marked for removal — confirmed at the start of the job by walk-through — is loaded and removed.
Items NOT touchedAnything not marked for removal stays where it is. When in doubt, we ask before taking anything ambiguous.
Clean spaceThe area where items were removed is swept or visibly tidy. Loose debris that fell during loading is collected, not left behind.
No damage during removalFloors, walls, doorways, and corners aren't scraped or gouged during removal. If damage occurs, it's our responsibility.
Lawful disposalItems are disposed of in accordance with Indiana law and Hancock County waste regulations. Recyclables (metal, electronics) go to recyclers when practical. Donatable items go to local charities when practical.
Completion photoWe send you a photo of the cleared space when the job is complete.

Items we can't take

Some items have legal disposal requirements we can't handle through a standard junk removal. We'll let you know if any of these are in your load:

    Prohibited from standard removal
  • Hazardous materials — paint thinners, solvents, automotive fluids, pesticides, bulk fertilizers
  • Asbestos-containing materials — older floor tiles, pipe insulation, some siding
  • Medical waste — sharps, biohazard containers
  • Ammunition, firearms, fireworks, explosives
  • Pressurized gas tanks — propane, oxygen (even partial)
  • Bulk batteries (single household batteries are fine; car batteries need separate recycling)
  • Large numbers of tires beyond per-job add-on quantities
Refrigerators, freezers, air conditioners, and dehumidifiers contain refrigerants that must be professionally evacuated before disposal under federal law. These require the appliance add-on at booking. If our crew finds one not declared, we'll add it through the app and continue — we won't surprise-bill you later.

When the job isn't what was booked.

Most jobs are exactly what you described. Occasionally a crew arrives and finds something different — grass a foot tall, a wasp nest in the gutter, a piano where the booking said "a few boxes." Here's exactly what happens, so there are no doorstep surprises.

  • The crew documents it first. Before any work, they photograph the condition through our app. No photos, no surcharge — that rule protects you.
  • We call you, not the crew. Our office quotes any surcharge from the published schedule below. Crews never negotiate price on your property.
  • You choose. Accept the surcharge and the crew proceeds; decline it and we either scale the job to fit the original price or the crew leaves and you're charged only a $35 trip fee.
  • Hazardous and regulated items are never taken. Paint, solvents, fuel, batteries, asbestos, medical waste, and appliances with refrigerant (without the add-on) stay put. We'll tell you where they can go.

Published surcharges

  • Lawn: tall grass 8–12" $25 / quarter-acre; over 12" $50 / quarter-acre; debris clearing $25–$75
  • Pressure washing: heavy mold pre-treatment $40–$80; soft-wash conversion for fragile surfaces $50–$100; no water source $35
  • Gutters: compacted or saturated debris $30–$60; active wasp or hornet nests mean we reschedule — $35 trip fee only
  • Junk: items 100–300 lb $25 each; over 300 lb (two-person lift) $75 each; extra flights of stairs $25 each; restricted access $40–$100; refrigerant evacuation $35 per appliance plus the licensed evacuation cost; unusually high dump fees passed through at cost plus $20
  • Any service: trip fee for a locked gate, wrong address, or unsecured pet that prevents work — $35

Every surcharge goes to the crew who did the extra work — we don't take a cut of it. You'll see it as a separate line on your receipt.

The 72-hour redo guarantee.

If the work doesn't meet the standards on this page, we'll get someone back to your property within 72 hours to make it right — at no additional charge to you.

Here's how it works:

  • You let us know — by replying to your completion text, emailing hello@brandywinehomepros.com, or using the dispute link in your confirmation.
  • We review the completion photo and what you've told us, and confirm whether the standard on this page wasn't met.
  • If it wasn't, we send a crew back within 72 hours — the original crew if they're available, a different one if they aren't. Your guarantee is the timeline, not which specific person returns.
  • You're not charged again. The original payment covers the redo.

The guarantee covers anything written on this page. It doesn't cover things outside the contracted scope — for instance, if you asked for a lawn cut and after the fact decided you also wanted the shrubs trimmed, that's a separate service to book.

If you're not satisfied with the redo, we'll either refund the original payment in full or, if you'd prefer, send a different crew to perform the service again from scratch — your choice.

If something's not right.

We'd rather hear from you and fix something than have it sit unspoken. There's no penalty to you for reporting an issue, and we don't ghost on legitimate concerns.

How to reach us

Pick whichever's easiest — they all reach the same person.

  1. Reply to your completion text. Fastest. Your text from us is monitored. Just describe what's wrong.
  2. Email hello@brandywinehomepros.com. We respond within one business day, usually sooner. Photos help if you can include them.
  3. Call or text (317) 555-1234. A human, not a phone tree. Voicemail rolls to text so we won't miss it.

For anything urgent — safety concern, damage to your property, our crew didn't show — call. For quality concerns, any channel works.
